Dues Information

An email will be sent via the LSHOA listserv early in the new year noting the amount due for the annual dues.  Dues must be postmarked on or before February 1st each year.  Late fees are $10 per month after Feb. 1st.  There is typically an annual increase of 5%.

What Your Dues DO

When you write your annual check in January to LSHOA, you may wonder what you're getting for your money. You may wonder why there's a 5% annual increase. Here are a few of the ways the dues are used:

• mow & blow services of common areas
• keeping main entrance hedge rows trimmed
• lights at entrance & playground
• insurance on common areas
• mulch under play equipment
• mulch, weeding and planting of annuals in entrance beds
• additional mulch - as needed - on corners / entrance beds
• annual meeting - food 

We must also budget for repairs to playground equipment (built in year 2000) and plan for a fund reserve to cover resurfacing of courts (last done summer 2010) about every 7 years. All of our wooden signage needs paint about every 5 years (last done 2008). Any special projects require using funds from this reserve. Any major overhaul of existing planting beds, wooden signage or play equipment will require a loan. The only way an HOA will get a loan secured is to have some cash on hand. The board has tried to keep a balance of about $10k in savings for this reason.

Dues cover regular annual maintenance and minor repairs. Increases are made to keep up with increasing costs and to recover costs associated with special projects like court resurfacing and fence refurbishment. Contracts are bid out to help control costs.

Past Improvements:

2010 - 2011: Tennis court resurfaced (6/2010) & fencing fabric replaced / wood frame refurbished. Leyland cypress trees around the court were pruned off of the fence (2011). Gravel was added to the parking lot (2011).

2008-2009: All signage repaired and painted. Entrance landscaping improved. Playground mulched and several plantings that were not thriving were removed. Handrails on a ramp at the playground were replaced. We have contracted with a landscape horticulturist to improve & maintain the entrance beds.

More than 10 years ago: Playground structure & swings installed Spring 2001. 

Basketball court & tennis court resurfaced 2023. Improvements/roof to picnic shelter (unsure what year).
